The Volunteer First Responder Housing Act expands housing assistance programs to include qualified volunteer firefighters and first responders who have not previously been eligible. Under the bill, volunteers who have continuously served for at least two years, meet their organization's membership requirements (or volunteered at least 200 hours annually), and hold state or tribal certification as first responders can access two housing programs. First, they become eligible for an $18,000 annual income deduction when applying for U.S. Department of Agriculture single-family housing loans, making it easier to qualify for mortgages. Second, they can participate in the Good Neighbor Next Door Sales Program and similar HUD programs that offer discounted home prices to firefighters and emergency medical technicians, provided they commit to continue volunteering for at least one year after purchase. The bill requires volunteers to submit verification letters from their employers confirming their service history and certification status.
